Our Detailed Process
Initial Assessment & Preparation
We inspect your floors for damage, check moisture levels, and discuss your goals. We move furniture, remove baseboards if needed, and protect adjacent areas. We also check for any structural issues that need addressing before sanding.
Coarse Sanding
Using a drum sander with coarse grit (36-40), we remove the old finish and level any uneven areas. This aggressive sanding removes years of wear, scratches, and surface damage. We pay special attention to high-traffic areas and doorways.
Medium & Fine Sanding
We progress through medium (60-80 grit) and fine (100-120 grit) sanding passes to create a smooth, uniform surface. Each pass removes the scratches from the previous grit, resulting in a perfectly smooth foundation for the new finish.
Edge & Corner Work
Using specialized edgers and hand sanders, we carefully sand all edges, corners, and areas the drum sander can't reach. This ensures a consistent finish throughout the entire floor, with no visible transitions between areas.
Staining (Optional)
If you're changing the color, we apply your chosen stain evenly across the floor. We can match existing colors or create custom blends. We provide sample boards beforehand so you can approve the exact shade before application.
Finish Application
We apply multiple coats of your chosen finish (typically 2-3 coats), sanding lightly between coats for optimal adhesion. Each coat is applied with precision to avoid bubbles, streaks, or brush marks. We ensure proper drying time between coats.
Final Inspection & Curing
After the final coat, we inspect the entire floor for any imperfections. We provide detailed care instructions and let you know when the floor is fully cured and ready for normal use (typically 24-72 hours depending on finish type).
